In the State of Delaware, only real property is subject to taxation. Property tax is levied and collected by the local governments and used to fund local entities, such as counties, municipalities and school districts.
The Sussex County Assessor establishes the appraised value or market value for all taxable real property within the county. Market value is defined as the price that a piece of property will bring in a fair voluntary sale between a willing seller and a willing buyer, with neither being under any duress to either buy or sell.
