Sample Property Tax Report for a Georgia property

Property Tax

Property tax in State Georgia is an ad valorem tax, based on property value. All real property is taxable unless the property has been exempted by law. Real property is land and generally anything that is erected, growing or affixed to the land.

Market Values

Georgia law defines market value as the amount a knowledgeable buyer would pay for the property and a willing seller would accept for the property at an arm's length bona fide sale.

Land value $27,500
Building value + $41,500
Market value = $69,000

Assessed Value

Property taxes are based on the assessed value of the property. Assessed values are calculated based on market values using a base year value and a predetermined ratio. The County's Board of Tax Assessors assesses all property for tax purposes. Assessed values in Gwinnett County are currently 40% of the market value as of January 1st.

Assessed value = $27,600

Exemptions and Taxable Value

Taxable value represents the assessed value less any tax exemptions that apply. The Gwinnett County provides a variety of full and partial exemptions such as: senior homestead, disabled veteran, surviving spouse and others. Unfortunately we have no information about whether any exemptions currently apply to this property, therefore the taxable value will be equal to the assessed value.

Taxable value = $27,600

Property Tax

Property tax is calculated by multiplying the property's taxable value by all the applicable tax rates and is an estimate of what an owner NOT benefiting from any exemptions would pay.
Nevertheless, actual taxes might differ from the figures displayed here due to various abatement and financial assistance programs.

Tax Description Taxable Value Tax Rate Tax Amount
State $27,600 x 0.2500‰ $6.90
County $27,600 x 11.7800‰ $325.13
County incorporated $27,600 x 0.2400‰ $6.62
School $27,600 x 19.2500‰ $531.30
School bond $27,600 x 1.3000‰ $35.88
Recreation $27,600 x 1.0000‰ $27.60
City $27,600 x 5.1200‰ $141.31
