Sample Property Tax Report for a Illinois property

Property Tax

Illinois does not have a statewide property tax. The property tax is a local tax imposed by local government taxing districts (e.g. school districts, municipalities, counties) and administered by local officials.

Market Values

A property's market value is defined as the price it would sell for in a competitive market, with both seller and purchaser being willing but not obligated to make the transaction, and taking into consideration all the legal uses to which it can be adapted and might reasonably be applied. The market value presented here is estimated because if farm use values are applied they replace the actual land market values and we don't then have data about the latter.

Total market value (estimated) = $347,025

Assessed Values

Assessment is the basis upon which taxing authorities tax a property. Real property in Illinois is generally assessed at 1/3 of its market value; however, its agricultural economic value may be substituted if it has been used for farmland for the previous two years.

Non-farm land assessed value $22,204
Non-farm building assessed value + $93,471
Total assessed value = $115,675

Exemptions and Taxable Value

The Illinois Constitution offers some property tax exemptions and relief programs which may lower the property's tax bill. Taxable value is assessed value less exemptions

We have no information about whether any exemptions currently apply to this property.

Taxable value = $115,675

Property Tax

Current tax is obtained by multiplying the taxable value with the corresponding tax rate and represents the amount the current owner pays. Base tax is obtained by multiplying the market value with the tax rate and represents the amount someone would pay if none of the exemptions would apply. The tax rates for the fiscal year 2010-2011 can be viewed here.

Tax Description Assessed Value Tax Rate Tax Amount
Current tax $115,675 x 6.82527% = $7,895
Base tax $115,675 x 6.82527% = $7,895
