Sample Property Tax Report for a Mississippi property

Property Tax

Property tax in Hinds County is imposed on the ownership or possession of real property and is generally an ad valorem tax, i.e. based on property value. All property in Mississippi is subject to property tax unless it is exempt by law.

Market Value

State law requires that the properties are appraised at their market value. The Tax Commission provides guidance to local governments so that property taxes are imposed uniformly and equally throughout the State of Mississippi.

Land value $10,000
Improvement value + $42,820
Market value = $52,820

Assessed Value

A property's assessed value is the basis for calculating property tax. It is the property's market value multiplied by an assessment ratio. There are three classes of real estate in Mississippi, each with its own assessment ratio. Single-family homes have an assessment ratio of 10%, other real estate is assessed at 15%, while public utility property is assessed at 30%.

Land assessed value $1,375
Improvement assessed value + $4,282
Assessed value = $5,657

Exemptions

Exemptions are available in Hinds County, like Homestead Exemption that may reduce the property's tax bill.

Unfortunately, we have no information if any exemptions that apply to this property.

Property Tax

Property tax is calculated by multipling taxable value by the total tax rate. Taxable value is assessed value less exemptions: we consider taxable value to be equal to assessed value, as current exemptions may not apply to prospective owners. Tax rates are expresed as millages, i.e. the actual rates multiplied by 1000.
The tax rates used to determine the property tax are the general rates for Hinds County. Other rates may apply.

Tax Description Assessed Value Tax Rate Tax Amount
County $5,657 x 45.200000‰ = $255.70
School $5,657 x 58.640000‰ = $331.73

Base tax $5,657 x 103.8400‰ = $587.42
