Sample Property Tax Report for a North Carolina property

Property tax in North Carolina is a locally assessed tax, collected by the counties. The State Department of Revenue is responsible for listing, appraising and assessing all real estate estate within the counties. State legislation requires each county to reappraise real property, land, buildings and other improvements, at least once every eight years. However, it also allows them to revalue more frequently at their discretion.

Market Value

The Cumberland County Revenue Department establishes the appraised value, also known as market value, for all taxable property within the county. Market value has been defined by The Supreme Court as the sale price of real estate as agreed upon between a willing buyer and willing seller, with neither being under duress to buy or sell.

Land value $25,500
Improvement value + $161,238
Miscellaneous improvement value + $12,162
Market value = $198,900
Assessed Value

Property taxes are based on the assessed value of the property, which are calculated based on market values and a predetermined ratio. North Carolina General Statutes require that real estate be assessed at 100% of its market value as of January 1 of each reappraisal year.

Assessed value = $198,900
Exemptions And Taxable Value

Cumberland County provides taxpayers with several Property Tax Relief Programs which may lower the property's tax bill. These are deducted from the assessed value to give the property's taxable value.

We have no information about whether any exemptions apply to this property, therefore, the taxable value is equal to the assessed value.

Property Tax

Property tax is calculated by multiplying the taxable value with the corresponding tax rates and it represents the amount of what an owner not benefiting from exemptions would pay.
Actual taxes might differ from the figures displayed here due to various abatements and financial assistance programs.

Tax description Assessed value Tax rate Tax amount
Cumberland County $198,900 * 0.7400% = $1,471.86
Fire District $198,900 * 0.1000% = $198.90
Special Fire District $198,900 * 0.0125% = $24.86
Recreation $198,900 * 0.0500% = $99.45
Property tax $198,900 * 0.9025% = $1,795.07

Some townships in Cumberland County can apply other forms of taxation for the purpose of collecting public revenue. These forms of taxation represent amounts of money added to the property tax, established by the local authorities and applied to each household unit.

Property tax $1,795.07
Special assessment + $48.00
Total property tax = $1,843.07
