Architects Shreve, Lamb & Harmon warmed up for this 1932 office building in the Financial District by drawing up the plans for the Empire State Building three years before. Despite being raised in the middle of the Great Depression, the tower was constructed with top-of-the-line limestone and granite, and 16-inch concrete walls. The interior lobby is marble and boasts an original Giancarlo Impligia mural. The building steps back three times as it rises, which provided terraced outdoor living space when 99 John Street was converted into 442 loft apartments in 1999 by architect Avinash Malhotra. In 2007 the Deco Lofts converted to condominiums.
