NYC Top Foreclosed Apartments by Lien Amount in 2011

There were a total of 1,602 residential properties scheduled for auction in the first three quarters of 2011, 65% down from the same period in 2010. Among the analyzed property types, the number of apartments (co-op and condo units) comprised 52% of the foreclosures, while two-family dwellings accounted for 26% and the single-family residences for 22%. Since the number of apartments in foreclosures represented the biggest percentage, we took a look at the properties with the highest lien amount in all five boroughs and put together a top 10 list . 40 Bond Street #TH4 At the top of the list we find the 3-bedrooms unit located at 40 Bond Street that was scheduled for foreclosure auction on September 21, with a lien amount of $6,868,664. The property is currently on the market, with an asking price of $7,500,000. Since the number of apartments in foreclosures represented the biggest percentage, we took a look at the properties with the highest lien amount in all five boroughs and put together a top 10 list .

At the top of the list we find the 3-bedrooms unit located at 40 Bond Street that was scheduled for foreclosure auction on September 21, with a lien amount of $6,868,664. The property is currently on the market, with an asking price of $7,500,000. The last sale recorded in 2008, when the unit was bought for $7,425,000 by an LLC.

17 West 64 Street #PTH A & #PTH B
In second place is the penthouse (units A and B) located at 17 West 64th Street. The place was scheduled for auction with a lien amount of $2,500,000. This penthouse is also listed for sale, with an asking price of $3,600,000, according to Halstead Property.

528 La Guardia Place #4
In third position is this West Village 3-bedrooms unit. The property had a lien amount of $1,679,823 and our records show that it was recently sold (July 6th) for $3,611,000, after a first asking price of $3,750,000 in April 2010.
