The Aftermath of the Flames: How LA’s Wildfires Impacted Local Real Estate Dynamics

Despite increased distress and ongoing uncertainties around the early 2025 wildfires, the real estate market in areas surrounding the largest Los Angeles fires displayed resilience, with many of them recording increases in sales and prices in the immediate aftermath. In some cases, prices rose as much as 24% Y-o-Y, while sales accelerated by 20% just outside damage zones. In other cases, however, sales fell by nearly a quarter in the first three months following the disasters.
