100% of NYC’s top 20 condo sales in 2015 were in Manhattan. This list of ultra-prime residential real estate boasts luxury flips on Billionaires’ Row, expansive penthouses, and townhouses which are legendary works of architectural art. The Times Square-Theatre District neighborhood put on a grand show, as it dominated the top condo sales in the world’s favorite city.
The Most Expensive Condo Sales in 2015:
1. 157 West 57 Street #75, Theatre District – Times Square
Sale Price: $91,541,053
The second most expensive condo sold in NYC ever; this “Mona Lisa of apartments” could become the most expensive Big Apple condo flipped ever, when new owner Bill Ackman finds a buyer. Located in the sizzling hot One57 tower, the 13,554 square foot pad on the 75th and 76th floors features a two story glass ‘winter garden’.
2. 25 Columbus Circle #STPH7, Lincoln Square
Sale Price: $50,917,500
While seemingly cheap compared to #1 on this list, this One Central Park condo boasts over 8,000 square feet.
The condominium is located in the Time Warner Center, which was listed as the most valuable building in NYC in 2006, worth an estimated $1.1B. In addition to residential condominiums, the complex houses the Mandarin Oriental hotel, and a Whole Foods Market.
3. 157 West 57 Street #77, Theatre District – Times Square
Sale Price: $47,782,187
Located on an even higher floor at One57 than #1 on the list. This unit is the 2nd of 5 condos on this year’s top 10 list that are in the prestigious building in Manhattan.
4. 157 West 57 Street #88, Theatre District – Times Square
Sale Price: $47,367,491
The highest floor in One57 with a sale in 2015, unit #88 appears to be a steal of a deal for the buyer who will now live above NYC’s most expensive penthouse, which sold for $100M in 2012. While One57 may go down as one of the most controversial developments in NY condo history, the ‘Billionaire Building’ clearly remains one of the most desirable in the world. In just 6 months the first 50% of units sold totaling an estimated $1B in transactions.
5. 157 West 57 Street #86, Theatre District – Times Square
Sale Price: $47,366,990
The 4th One57 condo on this year’s list, with a square footage of 6,236.
6. 15 Central Park West #1819B, Lincoln Square
Sale Price: $45,000,000
One of three NYC condo deals on this list closed in November 2015, which appeared to have been a busy month for top sales.
This 5,600 square feet jewel boasts views from every room, 4 bedrooms, 6 bathrooms, and is available for rent for $125,000.
7. 1355 1 Avenue #PH1, Lenox Hill
Sale Price: $37,940,000
Perched atop of this stunning Upper East Side condo building, PH1 sports 12 bedrooms and 12.5 bathrooms, plenty of glass, and just shy of 12,000 square feet.
8. 15 Central Park West #8A, Lincoln Square
Sale Price: $35,000,000
Our third Lincoln Square condo deal in this list. This Robert A. M. Stern designed building is known for celebrity residents which have included Robert De Niro, Sting, Denzel Washington, baseball player Alex Rodriguez, and Goldman Sachs CEO Lloyd Blankfein.
9. 157 West 57 Street #54B, Theatre District – Times Square
Sale Price: $34,369,438
The 5th of 8 One57 condos to make the top 20 most expensive condos sold in NYC in all of 2015.
10. 583 Broadway #PH, SoHo
Sale Price: $34,000,000
‘The New Museum’ building is home to both residential condominiums, and Under Armor’s flagship NYC store on the ground floor.
Records show this SoHo penthouse was previously purchased by Jon Bon Jovi in June 2007 for $24M.
