The Most Expensive Zip Codes in Massachusetts – Wellesley Hills Joins Newton and Beacon Hill on Top

Following national trends, Massachusetts continued to struggle with low inventory in 2017, with demand pushing price growth to the highest levels in eight years. Prices rose over 5%, while inventory, days on the market, months of supply and new listings all fell according to the Massachusetts Association of Realtors.

There was noticeable price growth across the market’s upper end as well, with 13 out of the top 50 most expensive zip codes in Massachusetts posting median sale prices over the $1 million mark. By comparison, 2016 rankings featured only 10 zips in the +$1 million category.

The state’s top two priciest zips also rank among the nation’s 100 most expensive zip codes, while 2016’s most expensive zip code, didn’t make it into 2017 rankings due to a lack of sales. With a $2.8 million median in 2016, 02199 far outpriced all other Massachusetts zips thanks to a handful of high-priced condo sales in exclusive Back Bay high-rises. In 2017 however, only four properties traded hands here.

Including Boston’s prestigious Beacon Hill neighborhood, 02108 ranked as the #1 most expensive zip code in Massachusetts in 2017.  Bursting with historic homes and upscale mansions, Beacon Hill posted a $1,432,500 median sale price, a slight uptick from 2016 figures. The Suffolk County zip climbed one position in Massachusetts rankings, while on a national level it rose two positions, becoming the #81 priciest zip code in the U.S.

Rising three spots over the course of the year, Wellesley Hills’ 02481 ranks as the #2 most expensive zip code in Massachusetts. With a median sale price of $1,400,000, Wellesley Hills is also the #97 most expensive zip code in the nation. 02481’s rise is thanks to a 9.6% increase in median sale price.

Maintaining its 2016 ranking thanks to a slight uptick in the median sale price, Newton’s 02468 remains the #3 priciest zip code in Massachusetts. The upscale zip boasts a $1,334,500 median price and covers the village of Waban, one of the most affluent communities in the country.

The #1 most expensive sale of the year was recorded in 02493 with 5 Concord Road, Weston, which traded hands for $15,600,000. The 9-bed Georgian boasts 12,589 square feet of living space with 18 acres of grounds that include orchards, gardens – including a perennial English garden –, and park-like grounds. A heated pool, 4,000+ bottle wine cellar, sauna, in-home gym, greenhouse, library, staff quarters, and a 4-car garage are just some of the estate’s pricey features.

2017’s top sale was recorded in 02493, the #4 most expensive zip code in Massachusetts. Slightly up from 2016 levels, 02493’s median sale price clocked in at $1,331,000. The second most expensive sale of the year was recorded in Nantucket’s 02554, which with a $1,240,000 median sale price ranks as the #6 most expensive zip in the Commonwealth.

The #2 most expensive sale of 2017, 13 Squam Road, Nantucket enjoys an enviable oceanfront location in 02554. The 8-bed home comes with a tennis court, pool, a carriage house turned 3-car garage, landscaped gardens, and expansive outdoor living space with perks like a gas firepit. Sold in late August for $15,500,000, 13 Squam Road was outpriced by a mere $100,000 just two weeks later by 5 Concord Road.
