After releasing our traditional year-end report of the 100 most expensive zip codes in the U.S., we were curious about New England’s priciest zips in 2023 after the region ranked nine zip codes among the country’s most exclusive. But, unlike previous years, Boston’s famed 02199 Back Bay zip was nowhere near the country’s 10 priciest zips, even though it held on to its leading position in New England (although just barely as Nantucket closed the gap with its #1 rival).
Consequently, New England’s 50 highest-priced zip codes were bookended by Massachusetts: Boston’s 02199 set an upper price limit of $2.8 million, while Chestnut Hills’ 02467 set the lower price limit of $1,075,000 at #50.

To determine the most expensive zip codes in New England, we analyzed residential sales recorded since January 1 in Connecticut, Maine, Massachusetts, New Hampshire, Rhode Island, and Vermont. Then we calculated median sale prices based on closed home sales, as this method provides the most accurate picture of on-the-ground market dynamics, as opposed to listing prices, which tend to more closely reflect seller’s goals. Due to multiple price ties, 54 zips made it into our top 50.

Greenwich, Conn. Supplies 2 of New England’s 10 Priciest Zip Codes
As is usually the case, Massachusetts outperformed its fellow New England states by contributing nearly three-quarters of the region’s 50 most expensive zip codes, including six of the 10 priciest. Next, Connecticut — and its ever-pricey Fairfield County — had three of New England’s top 10 richest zip codes, while New Hampshire claimed the region’s #3 priciest zip.
Ranging between $1.8 million and $2.8 million, New England’s 10 most expensive zips were somewhat less pricey than last year’s top 10. Specifically, seven zips closed 2022 above the $2 million mark with Boston’s Back Bay north of $3 million. This year, however, only six zips posted medians above $2 million, and none went over the $3 million mark.
As a result, the top 10 most expensive zip codes in New England in 2023 were:

Still the #1 most expensive zip code in New England, Boston’s 02199 posted a $2.8 million median sale price, dropping from last year’s $3.25 million following a 14% decrease. As a result, the iconic Back Bay zip code only ranked as the #31 priciest zip code nationally this year — a far cry from its 2021 position as the #2 priciest zip in the U.S., which it secured with a dizzying $5.5 million median sale price.
As is often the case, Nantucket, Mass., claimed the #2 most expensive zip code in New England with 02554 ticking up to a $2.6 million median sale price. Notably, in years when Back Bay’s sales activity is too low to accurately calculate pricing metrics, Nantucket is typically New England’s leading hub for expensive real estate.
Not far behind at $2.55 million, New Hampshire’s 03854 in New Castle was the #3 most expensive zip code in New England following a 48% year-over-year (Y-o-Y) increase — the sharpest among New England’s top 50. The zip also secured New Hampshire’s third appearance among the country’s 100 priciest zips (at #44).

At the same time, Connecticut’s most expensive zip — 06878 in Riverside — jumped 24% Y-o-Y to rank as New England’s #4 priciest zip. In this case, Riverside reached a median sale price of $2,225,000 to set a new pricing high for Fairfield County.
Speaking of Fairfield County, Connecticut’s highest-priced county had the heaviest presence among New England’s top 10 zips, supplying three entries. Not only that, but Greenwich, Conn., was represented by 06830 (#9) and 06831 (#10) as the only location with two entries among the 10 leading zips.
Next, Massachusetts’ 02468 in Waban was the region’s #5 priciest zip code, ticking up 5% to a $2,107,000 median and trading places with the $2.1 million 02493 in Weston, which slid to #6. The two Middlesex County zips were the last New England enclaves to surpass the $2 million mark.
New England’s top 10 was rounded out by two more Massachusetts zips with 02481 in Wellesley Hills and Chilmark’s 02481 as the region’s #7 and #8 most expensive zip codes, respectively. Both communities have consistently ranked among the region’s most exclusive and have been regularly counted among the 100 priciest zip codes in the country. Even so, both zips saw prices slide this year with Wellesley Hills ticking down 3% Y-o-Y to $1.99 million and Chilmark dropping 15% Y-o-Y to $1.95 million.
Massachusetts Remains New England’s Real Estate Powerhouse with 72% of Region’s 50 Most Expensive
Keeping in line with historic trends, Massachusetts remained the leader of pricey real estate in New England, claiming 39 of the 54 zip codes that ranked as the region’s most expensive. Accordingly, it also had the highest number of counties on our list with zip codes from eight counties, including three of the four most expensive.
Specifically, Massachusetts’ Middlesex County contributed 17 zip codes to our ranking, which was the highest by far. Connecticut’s Fairfield County was the next-closest with 10 zips. It was followed by Norfolk County with eight zips and Suffolk County with six.
As usual, Massachusetts was also home to the city with the highest number of pricey zip codes as Boston supplied six of New England’s 50 priciest zips, including the #1 most expensive with 02199 in Back Bay’s southern portion at $2.8 million. Other expensive Boston zip codes included 02110 and 02108 at #14 and #15, respectively. Covering Downtown Boston and Boston’s waterfront all the way up to Pilot House Park and Harborwalk trail, 02110 featured a median sale price of $1,765,000 this year.

Meanwhile, 02108 — which covers the iconic Beacon Hill neighborhood, the Boston Common, and Pemberton Square and reaches out eastward to the Old City Hall and Bowdoin station to the north — posted a $1,675,000 median, which was $60,000 below last year’s figures.
Otherwise, Boston’s three other zip codes ranked in the bottom half of our top with 02116 landing at #29, followed by 02210 at #40. Covering Back Bay East, Bay Village, and some parts of Back Bay, 02116 posted a $1.35 million median sale price.
Fort Point’s and the South Boston Waterfront’s 02110 was just $25,000 behind it. Boston’s sixth and final zip among New England’s most expensive was 02118 at #48. Covering Shawmut, South End and the South of Washington area, 02118 stood at $1.1 million.
All in all, the six Boston zip codes among New England’s 50 most exclusive form an uninterrupted cluster of high-priced real estate of over 3 miles, stretching from the Charles River around Beacon Street all the way across to the South Boston Waterfront. They include the Boston Common and Downtown but stop just shy of the North End before swinging down south as far as the border of Lower Roxbury.

Connecticut’s Gold Coast Continues to Cluster State’s Most Expensive Zip Codes
Famed since the mid-20th century as a bastion of affluence due to its popularity among wealthy Manhattan executives, Connecticut’s Gold Coast has consistently been the most expensive area of the state. An area rich in hedge funds and various other businesses within the financial services industry, the Gold Coast supplied all 10 Connecticut zip codes that ranked among New England’s 50 most expensive. Thus, Fairfield County also had the second-heaviest presence in our ranking with only Massachusetts’ Middlesex County contributing more zips.

Of course, Connecticut’s most expensive zip was 06878 in Riverside, which ranked as the #4 priciest in the state. It was also the only Connecticut zip code to land north of $2 million. In fact, Riverside’s $2,225,000 median sale price set a new record for both Fairfield County and Connecticut after a 24% Y-o-Y price hike.
Fairfield County’s strong pricing trends were also demonstrated by the fact that eight of its 10 most expensive zip codes ranked in the upper half of our top 50. Its two outliers were 06807 in Cos Cob at #27 with a $1.38 million median sale price and 06890 in Southport at #47 at $1.11 million.
In general, Fairfield County mostly turned around last year’s decreasing price trends with seven of its top 10 zips logging increases and just two ticking down. Despite that, Connecticut was represented by only two zip codes this year among the country’s 100 most expensive, down from the record four it contributed in both 2021 and 2018.

New Hampshire Claims Sharpest Price Increase as New Castle Surges 48% Y-o-Y
New Hampshire had the third-largest presence among New England’s most expensive zip codes with three entries and contributed the region’s #3 most expensive zip code with New Castle’s 03854.
Covering New Castle Island and the much smaller Goat Island, zip 03854 reached a median sale price of $2.55 million, a new record for New Hampshire. That said, New Hampshire was previously represented by 03871 in Rye Beach, a location that was absent this year due to insufficient sales.
Sitting next to 03871 in Rye Beach, Rye’s 03870 was New Hampshire’s #2 most expensive zip code with a median sale price of $1.2 million. With that, Rye came in as the #41priciest zip in New England — a position it reached thanks to a 24% Y-o-Y price gain, Rye tied with 06878 in Riverside, Conn., for the second-sharpest rate of price increase among New England’s leading zip codes.
Meanwhile, Etna’s 03750 was New Hampshire’s #3 most expensive zip code after a 9% increase lifted its median to $1.1 million. Etna was also the last zip code from the state to place among the region’s 50 most exclusive, tying with 01770 in Sherborn, Mass., at #49.
Looking beyond New England’s 50 priciest zip codes, New Hampshire’s 10 most expensive zips included six Rockingham County zips all located no more than an hour and 15 minutes from Boston, including Windham’s 03087, which is just a 45-minute drive from Downtown Boston. Three Rockingham County zip codes also joined the state’s top 10, all three of which are more than two hours away from Boston, close to the Vermont state line.

Top Rhode Island Zip Code Ranks as #18 Most Expensive in New England
Rhode Island’s #1 most expensive zip code was 02807 on Block Island, at $1,642,000. It was the only zip code from the state to rank among New England’s 50 most exclusive, landing at #18. It was also one of four Washington County zips to rank among Rhode Island’s 10 priciest, joined by another four from Newport County.
Rhode Island’s #2 most expensive zip code was nearly $700,000 cheaper than Block Island: Jamestown’s 02835 posted a median sale price of $950,000. Interestingly, the state’s second-priciest zip code is also an island location encompassing the islands of Conanicut, Gould and Dutch.
Next, 02837 in Little Compton was the #3 most expensive Rhode Island zip code at a median sale price of $928,000. Meanwhile, Rhode Island’s #10 priciest zip (02881 in Kingston) stood at only $611,000, which was more than $1 million less than the state’s #1.

Maine’s Most Expensive Zip Code Nearly Doubles in Price in Just 4 Years
Maine also managed to appear among New England’s 50 most expensive zip codes in 2023, a position not guaranteed for the state. Coming in at $1,225,000, Cumberland’s 04110 was the #1 most expensive Maine zip code and ranked as the #38 priciest in New England.
Zip 04110, which covers Cumberland’s Foreside area, was Maine’s most expensive zip code back in 2019, as well, with a $647,000 median sale price, meaning Cumberland’s Foreside area has since nearly doubled in price. It was joined by zip code 04021 in Cumberland’s Center area, which ranked as the #10 priciest zip in Maine. This meant that the town of Cumberland was the only location to feature twice among the state’s 10 most exclusive zip codes.
Moreover, the town of Cumberland was one of six Cumberland County communities among Maine’s 10 most expensive zip codes. Considering that Cumberland County has the largest population of any Maine county by far, it was to be expected. Yet, none of the state’s 10 most populous cities and towns were pricey enough to be among the state’s 10 most exclusive locations for expensive real estate.
Meanwhile, Mount Desert’s 04660 was the #2 priciest Maine zip code at $887,000. Located on Mount Desert Island, this zip was the only Hancock County location among the state’s priciest. It was followed by Cumberland County’s Falmouth, where 04105 placed as the #3 most expensive Maine zip code with a median sale price of $830,000.

Vermont Most Affordable State in New England, but Top Zip Surges 63% in Just 4 Years
Notably, Vermont was the only New England state not to be represented among the region’s 50 most expensive zip codes. However, the state remains much more affordable than the region’s five other states and boasts no singularly pricey locations, such as Rhode Island’s and Maine’s top zips. As such, Vermont’s #1 most expensive zip code in 2023 was Stowe’ 05672 at a median sale price of $873,000.
While Stowe was $202,000 cheaper than New England’s #50 priciest (the $1,075,000 zip code of 02467 in Chestnut Hill, Mass.), Stowe’s prices have also surged in recent years. Specifically, Stowe jumped 63% in just four years, climbing from a median sale price of just $535,000 back in 2019.
While Stowe was the only Lamoille County zip among Vermont’s 10 priciest, Chittenden County and Windsor County supplied three zips each. The Chittenden County zip of 05445 in Charlotte was the #2 priciest Vermont zip code at $767,000, while its fellow Chittenden zip code of 05461 in Hinesburg was Vermont’s #10 most expensive at $522,000.
Lastly, Windsor County’s top zip code was 05055 in Norwich at #4. Claiming Vermont’s most expensive zip code back in 2019, Norwich posted a $700,000 median sale price this year — $165,000 higher than four years ago. However, its price growth was outstripped by Stowe, Charlotte and South Hero. In fact, South Hero’s 05486 reached a median of $709,000 and ranked as the state’s third highest-priced zip.

Methodology
To determine the most expensive New England zip codes in 2023, we looked at residential transactions closed between January 1, 2023, and November 13, 2023. Specifically, we took into account condos, co-ops, and single- and two-family homes in Massachusetts, Connecticut, New Hampshire, Rhode Island, Maine and Vermont. All package deals were excluded.
For an accurate representation of market dynamics, we only considered zip codes that registered a minimum of six residential transactions.
Due to three zip codes tying at the same median sale price, 54 zip codes made it onto our list of the top 50 most expensive New England zip codes in 2023.
Median sale prices were rounded to the nearest $1,000.
