Top 10 Most Expensive New Jersey Zip Codes in 2025: Alpine and Deal Set New Records
1. Alpine 07620, Bergen County
2025 Median Sale Price: $4,350,000
Alpine further solidified its long-running hold on the state’s top spot this year, rising 31% year-over-year (Y-o-Y). The $4.35 million median set a new local high and placed Alpine among the nation’s top luxury enclaves, ranking as the #13 most expensive code in the country in 2025.
Alpine has ranked as New Jersey’s most expensive zip in nine of the past ten years, showcasing how the sustained demand for high-end homes on large lots and within commuting distance to Manhattan continues to support premium pricing in the exclusive Bergen County community.
2. Deal 07723, Monmouth County
2025 Median Sale Price: $3,550,000
Deal’s 07723 remained the most expensive zip code statewide with a fresh record median sale price of $3.55 million. The 20% year-over-year jump pushed up the exclusive coastal community from last year’s $2,950,000 and kept it place as Monmouth County’s most expensive zip.
This also translated to a strong national placement, ranking as the country’s #22 priciest zip. Deal’s 07723 is the only one to have overtaken Alpine as the state leader over the past decade, surpassing it by a cool $120,000 back in 2022.
3. Stone Harbor 08247, Cape May County
2025 Median Sale Price: $2,550,000
Stone Harbor’s 08247 ranked third statewide with a 16% year-over-year increase, rising from $2,200,000 last year and making it one of the strongest coastal median sale prices in New Jersey. In fact, the exclusive coastal community was the #53 most expensive zip code in the U.S.
Together with Avalon, Stone Harbor continued to anchor South Jersey luxury real estate, with the two Cape May County zips the only ones among New Jersey’s top 10 from outside the New York metro’s orbit. Its national rank also underscores ongoing demand for tightly supplied waterfront inventory.
4. Short Hills 07078, Essex County
2025 Median Sale Price: $2,415,000
Short Hills’ 07078 reached a record $2.42 million median in 2025, up 24% year-over-year. Strong competition for homes in the Millburn Township School District, one of the top-ranked school districts nationally, consistently supports strong price growth in the area.
The community also remains popular among high-income professionals wanting suburban living without sacrificing access to NYC, with Short Hills located just over half an hour’s commute from Manhattan. These structural factors also supported its national ranking, placing #69 among the country’s 100 most expensive zip codes in 2025.
5. Avalon 08202, Cape May County
Median Sale Price: $2,360,000
Avalon’s 08202 recorded a $2.36 million median, down 14% from last year. But, despite the dip, it remains among the state’s highest-priced coastal zips and one of the most expensive communities in the country, ranking #75 nationally.
Additionally, 2025 marked the fifth consecutive year that the price coastal enclave placed among the 100 most expensive U.S. zip codes, reinforcing Cape May County’s prominence in the country’s waterfront luxury segment.
6. Allenhurst 07711, Monmouth County
Median Sale Price: $2,150,000
2025 marked the debut of Allenhurst’s 07711among the country’s 100 most expensive zip codes, landing #93 nationally with a $2.15 million median sale price. The small, historic borough showcases rising high-end values along this part of Monmouth’s coastline, even with the relatively limited sales activity typical of small, high-end coastal communities. Given Allenhurst’s limited footprint and tight zoning,
7. Rumson 07760, Monmouth County
Median Sale Price: $1,945,000
Rumson’s 07760 climbed to a $1.95 million median, up 11% year over year, supported by its suburban feel, coastal location and high income levels. The zip remains one of the state’s higher-priced areas in 2025, adding to Monmouth County’s strong representation in this year’s list. Overall pricing was significantly influenced by Rumson’s tight inventory, consistent with Rumson’s long-standing pattern as a low-supply, high-demand market dominated by single-family houses on large lots.
8. Englewood Cliffs 07632, Bergen County
Median Sale Price: $1,750,000
Englewood Cliffs’ 07632 reached a $1.75 million median, up 13% from last year, sustained by the demand generated by its high concentration of white-collar professionals seeking easy access to Manhattan. But its commuting convenience isn’t the sole deciding factor for the community’s high prices: Its large lots, suburban feel and scenic views of the water and the Manhattan skyline remain attractive to deep-pocketed buyers.
9. Avon by the Sea 07717, Monmouth County
Median Sale Price: $1,748,000
Avon-by-the-Sea’s 07717 ranked with a $1,748,000 median sale price as limited supply, its coastal location and desirability continues to attract high-income buyers looking for a slower pace, coastal resort feel or a second home. It extends Monmouth County’s footprint on this list alongside Deal, Allenhurst and Rumson, reflecting premium demand across this compact stretch of the northern Shore, further cementing Monmouth as the county with dominating the state’s luxury market.
10. Long Beach Island 08008, Ocean County
Median Sale Price: $1,683,000
Long Beach Island’s 08008 recorded a $1.68 million median, down 10% from last year following a brisk 2024. Offering ocean access, beaches, coastal scenery and the Jersey Shore lifestyle the beach island attracts buyers looking for a coastal retreat or second home. Paired with a highly constrained supply, Long Beach Island prices consistently outperform prices for similar properties on the mainland.
Conclusions
All in all, New Jersey’s luxury real estate map blends the influence of commuter hubs in NYC’s area of influence with Atlantic shore communities. Records in Alpine and Deal, a strong representation of Monmouth County, plus Cape May’s steady pull, all highlight where high-end demand is concentrating. Watch these corridors for the next wave of seven-figure medians.
