Top 25 Most Expensive Maryland Zip Codes in 2025: Chesapeake Bay & DC Suburbs Reach as High as $3.15M

Eliza Theiss | 5 minute read

Maryland’s priciest zip codes stretch from Chesapeake Bay enclaves to DC-adjacent suburbs, with Gibson Island as price leader and a cluster of pricey Bethesda locations joined by Howard County markets known for large estates.

Key Takeaways

  • Gibson Island’s 21056 is Maryland #1 most expensive zip code at a $3.15M median, followed by Annapolis’ 21405 at $1.82M
  • One Maryland zip ranks among the national top 100: Gibson Island’s 21056 at #32.
  • With three entries, Bethesda claimed the highest number of zip codes.
  • Maryland’s top 10 priciest zips all surpassed $1 million

2025 further underscored the wealth patterns of Maryland’s luxury real estate market: Chesapeake Bay waterfront communities and western D.C. suburbs, where large-lot homes, established neighborhoods and access to top job hubs continue to support premium pricing.

Western Howard County’s estate belt also features prominently, while Baltimore County’s Stevenson holds its spot among classic suburban standouts. Only one Maryland zip broke into the national top 100, which highlights just how localized the state’s ultra-luxury pricing remains: Gibson Island’s 21056 lead the state and secured a national top 100 position at #32.

While no other Maryland made our ranking of the top 100 most expensive zip codes in the U.S., the upper tier of Maryland’s real estate also features Annapolis’s 21405 at #2, followed by Bethesda and Potomac zips, reflecting persistent demand near major employment centers and lifestyle amenities.

Top 10 Most Expensive Zip Codes in Maryland in 2025

#1. Gibson Island 21056, Anne Arundel County

Median Sale Price: $3,150,000

Gibson Island’s 21056 clearly separates itself from the rest of Maryland’s luxury market, ranking first statewide and #32 nationally. With pricing far ahead of the second-place zip, the private Chesapeake Bay community stands out for its limited inventory, large estates and coastal setting. Its performance alone was enough to push Anne Arundel County to the top of Maryland’s ranking, underscoring how concentrated the state’s ultra-luxury market remains.

#2. Annapolis 21405, Anne Arundel County

Median Sale Price: $1,825,000

Technically, the state’s capital took second place with zip 21405 reaching $1.85 million. However, Annapolis’ 2025 price peak was actually located in the exclusive Sherwood Forest community, the pricey gated enclave five miles from downtown Annapolis. This proximity to regional employment hubs paired with the community’s lifestyle appeal, including high-end golfing, continues to command premium prices. Anne Arundel County’s presence in both of the top two spots highlights the outsized role waterfront-adjacent communities play in setting Maryland’s pricing ceiling.

#3. Bethesda 20816, Montgomery County

Median Sale Price: $1,400,000

Bethesda’s 20816 led Montgomery County real estate in 2025, one of three zip codes in the city to rank among Maryland’s 25 priciest. The exclusive zip code covers quiet residential neighborhoods like Brookmont, Westgate, Westmoreland and Woodacres, known for leafy streets and proximity to parks and nature. The riverfront zip also enjoy close proximity to Washington, D.C., generating consistent demand from upper-income buyers which has kept prices firmly in seven-figure territory

#4. Bethesda 20817, Montgomery County

Median Sale Price: $1,350,000

Another Bethesda entry, zip 20817 reinforced Montgomery County’s dominance in the upper tier of Maryland’s housing market. Large single family homes, access to top schools and major commuting routes continued to support pricing well above $1 million here. Together with neighboring Bethesda zip 20816, Cabin John zip 20818, Potomac zip 20854, plus zip 20815 in the Chevy Chase, Chevy Chase Village, Martins Additions and North Chevy Chase area among, it forms a dense cluster of high-priced markets anchoring the state’s western suburbs.

#5. Potomac 20854, Montgomery County

Median Sale Price: $1,310,000

Part of the same expensive zip cluster as #4 priciest zip in the state, Potomac’s 20854 remained one of Montgomery County’s most established luxury zip codes. Covering neighborhoods like Williamsburg Estates and suburbs like Travilah, the pricey zip is known for estate-style properties, expansive lots and ample green spaces. As such, the area continued to attract buyers seeking space without sacrificing proximity to major employment centers in 2025 as well.

#6. Glenelg 21737, Howard County

Median Sale Price: $1,280,000

Glenelg’s 21737 led Howard County in 2025, reflecting the strength of the county’s western corridor. Once firmly agricultural, nowadays the area has semi-rural character, defined by continued development of expansive, high-end homes on large lots. This newer construction, paired with a strong family-oriented character has attracted commuting professionals working in the Baltimore and D.C. metros, supporting a solid seven-figure median sale price for the community.

#7. Chevy Chase 20815, Montgomery County

Median Sale Price: $1,200,000

Covering the Chevy Chase, Chevy Chase Village, Martins Additions and North Chevy Chase area, zip 20815 adds another Montgomery County entry to the top 10. Bordering Washington, D.C. with established neighborhoods known for high-end housing, exclusive country clubs and notable residents, it maintained consistently elevated prices in 2025 as well. Positioned between Bethesda and Kensington, the zip further reinforces the county’s concentration of high-value residential markets.

#8. West Friendship 21794, Howard County

Median Sale Price: $1,163,000

West Friendship’s 21794 continued Howard County’s strong showing, posting a median sale price of $1.16 million. Its pricing closely tracked nearby Glenelg and Clarksville, reflecting similar housing profiles and buyer demand. Price verticality in West Friendship continues to be fueled by its housing stock, characterized by sizeable single family homes on large lots, as well as its positioning on the Baltimore-Washington corridor, with half of households here owning three or more vehicles.

#9. (tie) Cabin John 20818, Montgomery County

Median Sale Price: $1,100,000

Linking Potomac’s top-tier real estate with Bethesda’s leading luxury housing, Cabin John’s 20818 also connects linking the Bethesda–Potomac pricing core with the rest of Montgomery County’s high-end real estate sector. Another D.C. suburb, the riverfront zip is dominated by a mix of older and newer single family homes that continue to support seven-figure sale prices.

#9. (tie) Stevenson 21153, Baltimore County

Median Sale Price: $1,100,000

Stevenson’s 21153 zip code tied for ninth place with Cabin John’s 2018 and was Baltimore County’s most expensive in 2025. A fixture among Maryland’s established high-value residential areas, Stevenson’s 21153 is known for hosting the main campus of Stevenson University and has long been associated with upscale suburban living, tying suburban Baltimore to Maryland’s famed horse country.

#10. Clarksville 21029, Howard County

Median Sale Price: $1,068,000

Clarksville’s 21029 rounded out the top 10 most expensive zip codes in Maryland, bringing Howard County’s third entry among the state’s most exclusive regions.  Upper-tier single family homes, a family-friendly character and access to major commuting arteries such as Route 32 help sustain prices above $1 million, keeping the area competitive within Maryland’s luxury landscape.

Conclusions

Overall, Maryland’s luxury market remains concentrated where waterfront access, high-demand D.C. suburbs and large — sometimes historic —  estates meet, with western Howard County’s markets well represented. With only one zip in the national top 100, pricing at the very top remains highly localized, as the state’s leading 25 zip codes ranges between $735,000 to $3.15 million. See the full list below.

Methodology

To determine the most expensive zip codes in Maryland in 2025, we looked at registered residential transactions closed between January 1, 2025 and September 30, 2025.

We took into account condo, co-op, and single- and two-family home sales, but excluded all multi-parcel deals. For an accurate representation, we only considered zip codes that registered a minimum of five residential transactions. Due to two price ties, 27 zips made it onto our list of the 25 most expensive Maryland zip codes in 2025.
