Property Tax Calculation
Throughout the State of Alabama, all taxable Real and Personal property, with the exception of Public Utility property, is assessed on the local level at the county courthouse with the county assessing official. The lien date for taxes is October 1 and taxes are due the following October 1.
Market Value
The Revenue Commissioner is responsible for determining property value, based on guidelines set by the Alabama Department of Revenue, which must, by law, be set according to fair and reasonable market value. Market value represents the value of the property as if it were sold in an arms length transaction between a willing buyer and a willing seller, neither being under pressure to sell.
Total Use Value
Total use value shall be deemed to be the value of eligible taxable property based on the use being made of that property on October 1 of any taxable year; provided, that no consideration shall be taken of the prospective value such property might have if it were put to some other possible use.
Assessed Value
The Assessment Department is responsible for assessing property and helping property owners claim proper tax exemptions. State Legislature establishes several assessment ratios by property class. For instance Class I properties are assessed at 30%, Class II at 20%, Class III at 10% and Class IV at 15%.
Taxable Value and Exemptions
Exemptions are available in Mobile County which may lower the property's tax bill. These are deducted from the assessed value to give the property's taxable value.
