Property Tax Calculation
The Colorado Revised Statutes are the legal foundation upon which all valuations for assessments are determined. The County Assessor is the official who is responsible for the discovery, listing, classification, and valuation of all taxable property within each county, except public utility property which is the responsibility of the Division of Property Taxation.

Market value has been defined by The Supreme Court as the sale price of real estate as agreed upon between a willing buyer and willing seller, with neither being under duress to buy or sell.
Assessed Value
A property's assessed value is a percentage of its market value, 6.25% for residential property and 27% for non-residential properties. Each odd numbered year the residential assessment percentage is subject to change by the Colorado Legislature, as prescribed by the Gallagher Amendment. The change in percentage maintains the present balance of the tax burden between residential and all other taxpayers.
