Property Tax Calculation
The Florida Constitution and the Florida Statutes provide the legal framework for property taxation within the state. In Florida, property taxes are established and administered at the local level by counties, municipalities, school districts, and special taxing authorities. These taxes are based on the assessed value of real property and serve as a primary source of funding for essential public services, including education, law enforcement, fire protection, infrastructure, and other community programs.
Market Value
Bradford County determines the market value of real property, referred to as just value, for tax purposes based on the price a willing and informed buyer and seller would agree upon, with neither under compulsion to act. Under Florida law, the Bradford County Property Appraiser determines this value as of January 1 of each tax year. Values are established using standard appraisal practices, including the analysis of comparable sales, property characteristics, location, and prevailing market conditions.
Assessed Value
The Property Appraiser establishes the assessed value of each property annually. Although derived from market value, the assessed value may be subject to statutory limitations, including the Save Our Homes Amendment for qualifying homesteaded properties, which limits annual increases in assessed value to 3% or the change in the Consumer Price Index, whichever is lower.

The base tax is calculated by multiplying the property's assessed value by the applicable millage rates and represents an estimate of the amount a property owner would pay without any exemptions.
