Property Tax Calculation
The Iowa property tax is primarily a tax on "real property", which is mostly land, buildings, structures, and other improvements that are constructed on or in the land, attached to the land, or placed upon a foundation.
This property was evaluated by the Dallas County as: Residential(MR R3+).
Market Value
Market value is the amount for which a property would sell in a competitive and open market, presuming that both buyer and seller are knowledgeable about the sale, allow sufficient time for it, and are not affected by undue pressures (e.g. foreclosures and bankruptcy).
Assessed Value
The assessor (or the Iowa Department of Revenue) estimates the value of each property. This is called the gross assessed value. The gross assessed value is to be at actual or market value for most property taxes. Net assessed value represents the gross assessed value less any exemptions, that may lower the property's tax bill.
Taxable Value
Taxable value is calculated based on assessed value using a limitation. This process is commonly called rollback and is used in response to inflation. If the statewide increase in values of homes and farms exceeds 4% due to revaluation, their values are rolled back so that the total increase statewide is 4%. Rollback for 2024 is set to 73.8575% for agricultural properties, 47.4316% for residential properties and 90% for commercial and industial properties.
Property Tax
Base tax is calculated by multiplying the property's assessed value by the millage rate applicable to it and represents the amount that an owner not benefiting from any exemptions would pay.
Current tax represents the amount the present owner pays, including exemptions.
Net current tax represents the amount the present owner pays, including credits.
Actual taxes might differ from the figures displayed here due to various abatements and financial assistance programs or other exemptions not included in our calculations.
