Property Tax Calculation
In Minnesota it is the duty of the Assessor to value and classify property. This is done annually as of the assessment date of January 2nd. Each year's assessment is based on arms-length transactions that occurred the previous October thru September. When the assessment is complete the local taxing jurisdictions begin their budgeting process for the following year by using the total assessment to determine their tax base and develop their tax rates. All aspects of the assessment, including but not limited to the assessment date, sales period for each assessment and property tax classification are dictated by state statute and are under the oversight of the Minnesota Department of Revenue.
Estimated Market Value
Estimated Market value is the amount for which a property would sell in a competitive and open market, presuming that both buyer and seller are knowledgeable about the sale, allow sufficient time for it, and are not affected by undue pressures (e.g. foreclosures and bankruptcy).
Assessed Value
Each property's share of taxes is determined according to its value, use, and the property tax levies. Assessors are responsible for estimating property values and setting classification for tax purposes. Assessment ratio is currently set to 100% throughout Wright County.
Exemptions and Taxable Value
Taxable value represents the assessed value less any tax exemptions that apply. Wright County provides several exemptions that may lower the property's tax bill.
Our information indicates that this property does not benefit from any exemptions. Therefore, the taxable value is equal to the assessed value.
Property Tax
Property tax in Wright County is calculated by multiplying the assessed value with the corresponding tax rates and is an estimate of what an owner not benefiting from tax exemptions or deductions would pay.
Actual taxes might differ from the figures displayed here due to various abatement and financial assistance programs or to non ad-valorem taxes levied as special taxes.
