Property Tax Calculation
All counties within the State of Nevada are required to use the cost approach method to value real properties for taxation purposes. Nevada Revised Statute (N.R.S.) 361.227 requires the Assessor to reappraise each real property at least once every five years.
Market Value
Market value has been defined as the most probable price which property would bring in a competitive and open market under all conditions requisite for a fair sale. We currently have a taxable value which is obtained by determining the full cash value of the land and adding to that the estimated replacement cost of improvements less appropriate depreciation. The appropriate depreciation, for real property is 1.5 percent of replacement cost for each year of age of the structure up to 50 years.

Assessed value is 35% of the market/taxable value of the property. Currently, the Washoe County Assessor's Office is reassessing each property annually.
Exemptions and Taxable Value
Various exemptions and tax cap/abatement are available in Washoe County which may lower the property's tax bill. If they apply, these are deducted from the assessed value to give the property's final taxable value.
