Property Tax Calculation
The Wisconsin State Legislature is the legal foundation upon which all valuations for assessments are determined. The County Assessor is the official who is responsible for the discovery, listing, classification, and valuation of all taxable property within each county, except manufacturing property which is the responsibility of the Wisconsin Department of Revenue.
Market Value
The fair market value has been defined by The Supreme Court as the sale price of real estate as agreed upon between a willing buyer and willing seller, with neither being under duress to buy or sell. It is the property's assessed value divided by an 0.861072621%. However, estimated fair market value is a less reliable estimate than the one prepared by the assessor: fair market value is not used in the calculation of property tax.
Assessed Value
Assesed value is placed on a property by the municipal assessor for purposes of taxation. The assessed value is used to determine the property tax amount and represents the property's taxable value unless exemptions are applied.
Exemptions and Taxable Value
Exemptions are available in Sauk County, which may lower the property's tax bill. These are deducted from the assessed value to give the property's taxable value.
Unfortunately, no data regarding the exact exemption value was provided to us. Therefore, taxable value will be equal to the assessed value.
Property Tax
Base tax is calculated by multiplying the property's assessed value by the millage rates applicable to it. The rates are expressed as millages (i.e the actual rates multiplied by 1000).
Taxes with exemptions is obtained by deducting the applicable credits. The tax amount currently payable may be subject to School Tax Credit, Lottery Credit and First Dollar Credit.
Current tax represents the amount the present owner pays including special assessments and special charges.
Actual taxes might differ from the figures displayed here due to various abatement and financial assistance programs or to non ad-valorem taxes.
