The Borough of Manhattan Community College signed an expansion of its existing lease at Jack Resnick & Son’s 255 Greenwich Street in TriBeCa.
BMCC grew its presence in the 623,748-square foot building by an additional 78,000 square feet of TriBeCa office space, occupying part of the building’s second floor and the entire third floor, under a 17-year lease. The space became available after the previous tenant, communications company R.R. Donnelley, chose to relocate. According to the owner, the asking rent for the deal was $60 per square foot.
The college had already occupied the 10th through 14th floors, and this latest move brings its total footprint to 245,000 square feet, making it the largest tenant in the building. Some of the other tenants present at 255 Greenwich are Cornell University, the New York City Office of Management and Budget, the Icahn School of Medicine at Mt. Sinai and Target.
Stephen Siegel, David Hollander and Richard Levine of CBRE represented BMCC in the transaction and Brett Greenberg and Adam Rappaport handled the lease for the owner in-house.
The college had been a tenant at 255 Greenwich since 2003, having signed a 20-year renewal of its lease in 2013. Under the current arrangements, both deals are set up to expire by 2035.
