Property Tax Calculation
The State of Arizona uses two types of property values for taxation purposes: the limited value also known as the primary and the full cash value also known as the secondary.
Full Cash Value
The Full Cash Value (FCV) or market value of all real property in Arizona is the starting point for determining taxable value. It is the value placed on the property by the Assessor, obtained by adding the full cash value of the land to the full cash value of the buildings on the land.
Limited Property Value
The Limited Property Value (LPV) is determined by applying a statutory formula for a specific tax year. The limited value may increase by either 10% of the previous year's value, or 25% of the difference between the current year's secondary value and previous year's limited value, whichever is greater. In no event should the limited value exceed the full cash value.
Assessed Value
Assessed Full Cash Value is determined by multiplying the Full Cash Value with the assessment ratio. The assessment ratio varies according to property type and use.
Assessed Limited Value is determined by multiplying the Limited Property Value with the overall assessment ratio.
Property Tax
The assessed value derived from the limited value is the basis for computing primary tax for the maintenance and operation of school districts, cities, community college districts, counties, and the state. The assessed value derived from the full cash value is the basis for computing secondary tax for bonds, budget overrides, and special districts, such as fire, flood control, and other limited purpose districts.
Property tax is calculated by adding the primary and the secondary tax amounts which result from multiplying the assessed limited value to the coresponding tax rates and is an estimate of what an owner not benefiting from tax deductions would pay.
Actual taxes might differ from the figures displayed here due to aid for education rate, or non ad-valorem taxes levied as irrigation taxes. For more information please visit Pima County's Assessor, Treasurer or look up this property's current valuation and tax situation.
