Property Tax Calculation
The State of Arizona uses two types of property values for taxation purposes: the full cash value, also known as the secondary value or market value and the limited property value, also known as the primary value.
Primary (Limited) Property Value
Limited Property Value (LPV) is used to compute primary taxes for the maintenance and operation of school districts, cities, community college districts and counties. LPV is calculated according to a statutory formula mandated by the Arizona State Legislature and cannot exceed full cash value.
Secondary (Full Cash) Property Value
Full Cash Value (FCV) is a reflection of the market value of a property and is the sum of land and improvement values. Yuma County uses FCV to compute secondary taxes, which may consist of bonds, budget overrides, and special districts such as fire, flood control, and other limited purpose districts.
Assessed Value
Assessed values represent the foundation upon which taxing authorities determine the amount of real estate taxes to be paid. In Yuma County these are based on the primary and the secondary values multiplied by specific assessment ratios set by the State Legislature. Currently for this property, the full cash value assessment ratio is: 10.00% and the limited property value assessment ratio is: 10.00%.
Property Tax
The assessed value derived from the limited value is the basis for computing primary tax for the maintenance and operation of school districts, cities, community college districts, counties, and the state. The assessed value derived from the full cash value is the basis for computing secondary tax for bonds, budget overrides, and special districts, such as fire, flood control, and other limited purpose districts.
Actual taxes might differ from the figures displayed here due to various abatement and financial assistance programs. For more information please visit Yuma County's Assessor, Treasurer or look up this property's current valuation and tax situation.
