Property Tax Calculation
Property tax in Illinois is imposed by local government taxing districts (e.g., school districts, municipalities, counties) and administered by local officials.
Market Value
Market value has been defined by The Supreme Court as the sale price of real estate as agreed upon between a willing buyer and willing seller, with neither being under duress to buy or sell.
Assessed Value
Assessed value is the foundation upon which taxing authorities determine the amount of real estate taxes to be paid. Currently, in Illinois, properties are assessed at 1/3 (or 33%) of their market value, with the exception of Williamson County. Also, an equalization factor, or multiplier, is applied. This factor will either increase or decrease your property's assessed value. The assessment process takes place on an annual basis, while a general reassessment is required every four years in order to maintain or increase assessment uniformity.
Tax Equalization Factor
The Illinois Department of Revenues required by law to calculate a tax equalization factor, often called the multiplier, to achieve uniform property assessment throughout the state. Once the Department has certified the final equalization factor, the County Clerk applies the factor to the final assessed value determined by the Assessor and modified by the Board of Review. The new value is called equalized assessed value (EAV). This value is the final taxable value of the property unless exemptions are applied.
Right now the equalization factor for Williamson County is 1.0300, therefore the EAV is equal with the assessed value.
Exemptions and Taxable Value
A wide variety of property tax exemptions are available in Williams County, which may lower the property's tax bill. These are deducted from the assessed value to give the property's taxable value.
We have no information about whether any exemptions currently apply to this property. Therefore, the taxable value will be equal to the assessed value.
Property Tax
Property tax is calculated by multiplying the property's assessed value by the total tax rates applicable to it and is an estimate of what an owner not benefiting from any exemptions would pay. The tax rates are expressed as rate per 100 of assessed value.
Actual taxes might differ from the figures displayed here due to various abatement and financial assistance programs or to non ad-valorem taxes.
