Property Tax Calculation
Title 59 - chapter 2 from the Utah Code/Constitution contains all provisions for levying and collecting taxes on both real and personal property. The County Assessor is the official who is responsible for evaluating all property at its respective fair market values for the purpose of taxation.
Market Value
The Utah County Assessor's Office determines the actual values, also known as market values for all taxable property in Utah County. Market value has been defined by The Supreme Court as the sale price of real estate as agreed upon between a willing buyer and willing seller, with neither being under duress to buy or sell.
Assessed Value
Assessed values in Utah County are usually calculated by multiplying market values by the county's assessment ratio, which is currently set at 100%.
Exemptions and Taxable Values
According to the State Statue, in Utah county, the primary residences receive 45% exemption of their market value. This exemption applies only for the first acre of land, the overage being calculated at 100%. This gives the taxable value used for calculation of the property tax.
Property Tax
Base tax is calculated by multiplying the property's assessed value with all the corresponding tax rates applicable to it and is an estimate of what an owner not benefiting from any exemption would pay.
Current tax represents the amount the present owner pays including exemptions.
Actual taxes might differ from the figures displayed here due to various abatement and financial assistance programs or to non ad-valorem taxes levied as special taxes.
