Property Tax

The Texas Tax Code represents the main legal document regarding taxation in the State of Texas. Property taxes are determined at local levels, being used for paying services such as schools, hospitals, colleges and others. In Texas, taxable property includes two basic types of property: real property and business personal property.

Market Value

The McLennan County Appraisal District (McCAD) determines the appraised values, also known as market values for all taxable real property in McLennan County. Market value has been defined by The Supreme Court as the sale price of real estate as agreed upon between a willing buyer and willing seller, with neither being under duress to buy or sell. Properties are appraised at least once every three years, but they can be reappraised as often as every year if the market is active in that area.

Improvement non-homesite value + $661,261
Land non-homesite value + $138,739
Total market value = $800,000

Appraised Values

The first step in the process of calculating taxes in McLennan County is determining the property's appraised value. This is determined by subtracting the agricultural/timber use value reduction, from the total market value.

Total market value $800,000
Agricultural/timber use reduction value - $0
Appraised value = $800,000

Assessed Values

The second step is determining the property's assessed value. This will represent the foundation upon which taxing authorities determine the amount of real estate taxes to be paid. The assessed values can decrease or increase. In the case of residential homesteads, the increase is limited to a maximum of 10% per assessment - the so called homestead cap value. So if this is the case, the assessed value is obtained by subtracting the homestead cap loss value from the appraised value.

Appraised value $800,000
HS cap reduction value - $0
Assessed value = $800,000

Property tax

Property tax is calculated by multiplying taxable value by the applicable tax rates.
Current tax represents the amount the present owner pays, including exemptions.
Base tax is an estimate of what an owner NOT benefiting from tax exemptions or deductions would pay.
Nevertheless, actual taxes might differ from the figures displayed here due to various abatement and financial assistance programs.

A wide variety of property tax exemptions are available in McLennan County, which may lower the property's tax bill. These are deducted from the assessed value to give the property's taxable value.
