Recent Sale Sets New Record Price per Square Foot at the Philip House

A 1,575-square-foot unit at the Philip House – the conversion of a prewar Renaissance Revival rental building at 141 East 88th Street – has just managed to bring the comps up in the building.

Unit 10F recently sold for $6,414,975, which translates into a whopping $4,073 per square foot. While no other residential unit sale has passed the $4K/sq. ft. mark up to this point, #9F came close earlier this month, when it sold for $6,227,006 or $3,953/square foot.

The deed shows that the property was under contract since December 13, 2013, but buyer KPL Enterprises LLC only assumed ownership of the unit last week. The sale closed on August 11.

Correction: While the initial post relied strictly on public records, a source familiar with the deal told us that the sale involved a combo apartment with over 2,600 square feet – bringing the price per square foot down to $2,447.
