Bed-Stuy Brownstone On Its Way To The Auction Block

2,001-square-foot single-family home in Bedford-Stuyvesant goes to auction on November 8, 2018 with a lien of more than $750,000. The auction will take place at 2:30 PM at 360 Adams Street, Brooklyn, New York.
The 2,001 square-foot single-family home at 757 Monroe Street in Brooklyn was purchased in 2007 for $600,000. The buyer took out a same-day acquisition mortgage of $480,000 from Argent Mortgage Company.
A lis pendens was filed against the property in 2015 by Citigroup Mortgage Loan Trust. The foreclosure judgement was handed down in September 2018 for a lien of $766,490. The auction was previously scheduled for September 7, 2018 and was postponed for November 8, 2018.
A Comps search shows the median value of the property at $910,455, based on 14 similar properties sold in the area. Almost identical in specs, 19 Stanhope Street recently sold for $999,000, while 675 Evergreen Avenue sold for $765,000.
757 Monroe Street, a two-story brownstone, was built in 1899 and is part of School District 16, with nearby schools including public and private options like P.S. 309, Brooklyn Excelsior Charter School, I.S. 267 and the Acorn School for Social Justice.
