5 ½-room, 3-bedroom, 3-bathroom 1,351-square foot condo in Upper West Side elevator building is scheduled for auction on January 23, 2019 for a lien in excess of $1 million. The auction will take place at 2:00 PM at 60 Centre Street, New York City.
Unit #10F at 100 West 93rd Street on Manhattan’s Upper West Side was purchased in 2007 for $640,250. The buyer took out a same-day acquisition mortgage of $608,238 from Evolve Bank & Trust. An additional mortgage for $710,500 was taken out in 2008 from MERS.
Four lis pendens have been filed against the property. Two were filed by Federal National Mortgage Association in 2009 and expired in 2012. The other two were filed by Nationstar Mortgage LLC in 2015 for $958,867 and remained active until July 2018. A foreclosure judgement was handed down in November of 2016 for a lien of $1,008,454. It is set to go to auction on January 23, 2019 – a postponement from November 30, 2016.
A Comps search shows a median value of $1,929,288. This was determined by comparing the median prices of 19 other properties sold within a half-mile, classified with the same property class (R4), and with square footage between 1,100 and 1,500. The nearest property meeting those requirements is located at 110 West 90th Street #5C and recently sold for $1.9 million. A property at 101 West 87th Street #515 recently sold for $2.8 million and another at 100 West 89th Street #2A for $1.432 million.
