The Most Expensive U.S. Zip Codes
Ranking Zip Codes by Median Sale Price: 2026 Brings Record Highs & Near-Total Coastal Domination
The 11th edition of our annual ranking of the 100 most expensive zip codes in the U.S. reveals yet another banner year for the uppermost layers of the country’s residential market with rising prices in more than two-thirds of its leading zips. As always, we analyzed closed residential sales, as opposed to listing prices, to pinpoint on-the-ground market realities, buyer behavior and true price growth, rather than sellers’ wishes.
Reinforcing this widespread price growth, for the first time ever, one zip code broke into eight-figure territory as Atherton, Calif., reclaimed the #1 spot with a nearly $11 million median sale price. The bottom of the ranking also rose with this year’s entry price at $2.22 million — 9% higher than last year and 69% higher than in 2016.
As always, the country’s leading zip codes were characterized by coastal proximity. Of the 122 zips making up the top 100 (the result of multiple price ties), 72 are located within five miles of the coast and 39% are less than one mile away. In fact, only five locations are more than 25 miles from the ocean.
Overall, 15 states contributed to the 2026 ranking of the country’s 100 most expensive zip codes and 11 reached new record high prices. Washington, Nevada, New Jersey and Georgia ranked zips just outside of the top 10.

Top 10 Zip Codes
Atherton, Calif., Surpasses $10 Million, Hamptons Claims 3 Top 10 Spots
It’s been another record year, with six of the 10 most expensive zip codes in the U.S. reached new record prices, including the country’s first zip code to reach an eight-figure median sale price. As is usually the case, California dominated the top 10, claiming six zip codes.
However, 2026 also marked the first time in seven years that New York state ranked three locations, a trend more typical of the late 2010s, disrupted by the pandemic. Beyond California and New York, Florida was the only other state present in the top 10, although one Medina, Wash., zip was just $110,000 shy of ranking Washington, as well. Overall, the top 10 most expensive U.S. zip codes in 2026 were:
1. Atherton, Calif.: 94027
2026 Median Sale Price: $10,725,000
Atherton retook the title of #1 most expensive zip code in the U.S. in 2026 after last year’s surprise loss to Florida’s Fisher Island, and it did so in a very Atherton way: When others go high, you go higher. That meant a substantial, 29% Y-o-Y price jump to reach nearly $11 million and mark the first time ever that a U.S. zip code reached an eight-figure median sale price. This was also Atherton’s ninth time in the past 11 years as the country’s most expensive zip code.
2. Sagaponack, N.Y.: 11962
2026 Median Sale Price: $7,350,000
Sagaponack recaptured the runner-up spot following a 24% Y-o-Y hike that brought it to $7.35 million, its second-highest median sale price yet, but still below its more than $8 million peak in 2023. Sagaponack generally ranks second or third, but also has widely fluctuating prices due to its typically low sales counts.
3. Miami Beach, Fla.: 33109
2026 Median Sale Price: $7,217,000
Following last year’s unexpected turn at the very top, Fisher Island’s 33109 returned to a more typical position following a 24% Y-o-Y price cut. Still, its $7.22 million median sale price was its second-highest yet and marked its ninth appearance among the country’s 10 leading zip codes since 2016, where it typically ranks third or fourth.
4. Bridgehampton, N.Y.: 11932
2026 Median Sale Price: $6,150,000
Bridgehampton reached a new record high after its median sale price more than doubled (+114%) compared to last year. This took the Hamptons zip code into entirely new pricing territory well above its $3.33 million previous high in 2020 (the only other year that Bridgehampton claimed a top-10 position).
5. Newport Beach, Calif.: 92657
2026 Median Sale Price: $6,100,000
The Newport Coast master-planned community led Newport Beach real estate this year, rising nearly 20% to a new record high. This marked eight straight years of increases that lifted its median sale price by a staggering $3.55 million, contributing to Newport Beach’s status as the most expensive city in the country, with all six of its residential zip codes among the 100 most expensive.
6. Newport Beach, Calif.: 92661
2026 Median Sale Price: $5,770,000
The lower half of Balboa Island also marked a new record high in 2026, albeit only $49,000 more than last year’s figure. Meanwhile, the upper half of Balboa Island, covered by zip 92662, saw prices contract and dropped down to #22. As a result, Newport Beach was represented by two zips in the top 10, after two consecutive years with three.
7. Water Mill, N.Y.: 11976
2026 Median Sale Price: $5,750,000
Water Mill prices also ticked up, but remained just below their 2024 peak. Beyond that, the affluent community marked Suffolk County’s first year with three top-10 zip codes. Notably, all three entries are part of the Town of Southampton with the Hamptons overall ranking nine locations among the country’s 100 most expensive zips.
8. Beverly Hills, Calif.: 90210
2026 Median Sale Price: $5,390,000
After two years outside of the top 10, the iconic Beverly Hills zip code returned for its eighth appearance with a record high price. This followed a 24% Y-o-Y gain, further compounding the exclusive zip code’s rise throughout the last decade — nearly $2.3 million since 2016. It was one of three Beverly Hills zip codes among the country’s 100 most expensive.
9. Santa Barbara, Calif.: 93108
2026 Median Sale Price: $5,295,000
The exclusive enclave of Montecito also marked a new pricing record, although it surpassed last year’s peak by a mere $55,000. While prices have more than doubled since 2016, growth here has been relatively muted in recent years, with 2021’s 40% jump the last truly vertical increase. Santa Barbara was represented by one other zip code, 93109 in the Mesa neighborhood, which grabbed #92 at $2.31 million.
10. Los Altos, Calif.: 94022
2026 Median Sale Price: $4,875,000
Once ranking two or even three zip codes among the country’s 10 priciest, Los Altos disappeared in recent years, only to return in 2025 as price growth staggered. Even as last year’s reappearance brought a new record high for the city and the 94022 zip, prices ticked down again this year. Otherwise, one other Los Altos zip nearly made the cut, but landed at #12 despite a record $4.71 million median.

California
California Presence Shrinks, Fueled by Bay Area Contraction
California remained the most dominant state, supplying more than half of the 100 most expensive U.S. zip codes. Still, its 57% share was its lowest in more than a decade and well below its 73% peak in 2019. That loss was driven entirely by the Bay Area’s shrinking presence, which has been steadily shedding top-100 zips since the pandemic.
In fact, 2026 was the first year that the Bay Area did not reign alone as the country’s most expensive metro. Instead, it tied with the New York metro region, each supplying 31 zip codes. By contrast, at its 2019 peak, the Bay Area had claimed 55 of the country’s richest zip codes.

Bay Area counties lost ground, but none as much as San Francisco. So, while San Francisco supplied 13 zip codes in 2019 — the highest number reached by any city — today, San Francisco is represented by three zip codes in the western to northern parts of the city. Notably, they’re ranked nearly consecutively, firmly in the $2.5- to $2.6-million range, with record high prices.
This trend of shrinking presence paired with record highs for much of what remains can be seen in other parts of the Bay Area as well. San Mateo County ranked seven zip codes among the country’s 100 priciest, down from its 11-zip peak. But, of those seven zips, five had record prices this year, led by Atherton, Calif. Similarly, Santa Clara County dropped from its pre-pandemic 17-zip peak to 13 entries this year, but eight of those hit record prices.
While the Bay Area’s presence shrunk due to slower price growth, Southern California remained steady, although dynamics shifted within. Today, L.A. County ranks 15 zip codes, down from its 23-zip peak in 2020. That said, everything that L.A. County shed during the last six years, Orange County and San Diego County picked up, placing 12 and six zips, respectively.

That shift was visible at the city and community level, too: The City of Los Angeles made three appearances in 2026 and all trended down year-over-year. In fact, Brentwood, Calif.’s 90049 zip dropped 27% Y-o-Y to $2.3 million, one of the most dramatic price drops in the top 100 this year.
By contrast, Newport Beach was the most expensive city in the U.S. yet again, with all six of its residential zips ranked, four of which reached record highs. At the same time, San Diego County’s presence has steadily increased since the pandemic, supplying six zip codes in 2026, three with record highs.
New York & New Jersey
Suffolk County Drives New York Luxury Real Estate, New Jersey Presence Expands
In 2026, the country’s 100 most expensive zip codes tilted further toward the East Coast, boosted by the New York metro, which claimed 25% of the list — its highest share yet. Plus, the New York metro region ranked 31 zip codes, tying with the Bay Area as the country’s priciest metros. Notably, four of the top 100’s five new entries this year were New York metro communities, with two Westchester and two Cape May zips.
New York state contributed 20 entries, recovering from last year’s 15-zip record low presence. The state’s post-pandemic presence varied significantly as power dynamics rearranged within. In 2026, Suffolk County drove luxury real estate in New York, represented by a record 10 zip codes, three of which were among the country’s 10 most expensive — also a first.

Suffolk County was also the setting for the most dramatic price, as well as the most drastic price drop: Even as Bridgehampton, N.Y.’s 11932 surged 114% Y-o-Y, 11975 in Wainscott, N.Y., dropped 28% from $4.5 million to $3.25 million. Meanwhile, Sagaponack marked its tenth turn as the state’s most expensive zip code.
NYC was represented by three zip codes, led by 10013, once a top 10 location. Today, the TriBeCa zip is #26 nationwide at $3.85 million and is just one of three ranked NYC zips. Notably, pre-pandemic, the state’s presence in national rankings was driven by NYC, when it placed as many as 10 zip codes.
And while Nassau County was represented by its typical four zips, Westchester County expanded to three zips in the top 100, a new high. Additionally, all three codes had record prices, including the just-debuted 10597 in Waccabuc. Overall, 11 of the state’s 20 nationally ranked zip codes posted record high prices in 2026.

New Jersey has also contributed to the growing presence of the East Coast by ranking a record seven locations this year to tie with Connecticut. Usually represented by two zip codes, New Jersey’s presence has increased steadily since the pandemic, driven by Cape May County — an area outside of the New York metro traditionally the state’s most expensive area.
Furthermore, of the seven New Jersey zip codes in the national spotlight, six reached record-high prices. That included 07620 in Alpine, N.J. — the state’s near-perpetual leader — which topped the state again, ticking up to $4.38 million. It was followed by 08247 in Stone Harbour, N.J., with $3.13 million, its first-ever median sale price above $3 million. Meanwhile, Deal, N.J.’s 07723 was the only one to contract, dropping nearly $1 million Y-o-Y to $2.65 million.

New England
Connecticut Remains Ahead of Massachusetts, New Hampshire Ranks 2 Zips
New England’s regional hierarchy has also shifted post-pandemic, tilting increasingly in Connecticut’s favor and away from Massachusetts. This came as Massachusetts’ price growth lagged, while Connecticut’s profile rose with pricey Fairfield County, which matched its 2025 record with seven zip codes among the country’s 100 most expensive.
Of Connecticut’s seven ranked zip codes, six reached price records, including 06878 in Greenwich’s Riverside area, which became the state’s first-ever $3 million zip code. It was one of four Greenwich zip codes in the national spotlight, making it the second most expensive community in the U.S.

Massachusetts still maintained the pricing edge, supplying New England’s top two zip codes. Nantucket, Mass., led at $3.6 million, followed by Chilmark, Mass.’s 02535 at $3.4 million, both reaching record highs after substantial year-over-year price gains. Massachusetts also supplied one of just five new entries to the top 100 with Edgartown’s 02539 on Martha’s Vineyard.
It’s worth mentioning here that 2026 was the first year that Boston was fully absent from national rankings. Even zip 02199 in the Prudential Center area of Back Bay disappeared due to insufficient sales. It had been the second most expensive zip code in the U.S. in 2021.
Whereas Massachusetts pulled back, New Hampshire gained ground with the state represented by two zip codes among the country’s 100 most expensive for the first time. Both 03871 in Rye Beach, N.H., and 03854 in New Castle, N.H., had sporadically appeared before, but never together. For Rye Beach, 2026 also brought a new pricing high of $2.83 million, while New Castle matched last year’s record of $2.65 million.
South Atlantic Region
Maryland & Georgia Hit Record Highs, Florida & South Carolina Contract
Moving south along the eastern seaboard, 21056 on Maryland’s exclusive Gibson Island reached a new record high, coming just $5,000 short of a $3.6 million median sale price, up 14% compared to last year. Further south, South Carolina was represented by 29482 on Sullivan’s Island at $3.6 million, 9% under last year’s record high. By contrast, Georgia’s 31561 on Sea Island landed at #17 with a record $4.3 million median sale price, $600,000 shy of a top 10 position.
Meanwhile, Florida was represented by two zips, including 33109 on Miami Beach’s Fisher Island, which was the third most expensive zip code in the U.S. in 2026. Fisher Island relinquished last year’s lead position after its prices fell 24% and Atherton, Calif., surged to nearly $11 million. At the same time, Boca Grande, Fla.’s 33921 on the southern half of Gasparilla Island marked its third turn in the national spotlight, now at a $3.3 million median sale price.
Western U.S. & Hawaii
All Leading Zips Rise in Washington, Nevada, Arizona, Colorado & Hawaii
Back on the West Coast, Washington state and Nevada both placed two zips among the 100 most expensive in the U.S., all at record-high prices. More precisely, Medina, Wash.’s 98039 just missed the top 10 with its $4.77 million median sale price, surpassing last year’s peak by more than $600,000. Mercer Island, Wash.’s 98040 hit $2.4 million.
Nevada’s Crystal Bay was close to a top 10 spot too with a staggering $4.7 million median sale price, $2 million over last year’s record. It was joined by 89413 in Glenbrook, now at $3.69 million, with the two enclaves firmly dominating Lake Tahoe real estate.
Colorado and Arizona both set new state records. First, Paradise Valley, Ariz.’s 85253 inched up to $3.6 million and did so across a substantial pool of more than 350 sales, surpassed by only two Los Angeles zips logged more sales across the entire top 100 list. At the same time, Aspen, Colo.’s 81611 climbed to $3.1 million, a $300,000 gain compared to last year.
Finally, and far offshore, Hawaii contributed Kilauea’s 96754 to the national ranking of the country’s 100 most expensive zip codes, landing at #66 with a $2.63 million median after ticking up 5% Y-o-Y.

Methodology
To determine the most expensive zip codes in the U.S. in 2026, we looked at registered residential transactions closed between January 1, 2026, and September 30, 2026, in disclosure states. Non-disclosure states (such as Montana, Texas, Utah and Wyoming) were excluded as no actual closed-sales data is available.
We took into account condo, co-op, and single- and two-family home sales, but excluded all multi-parcel deals. For an accurate representation, we only considered zip codes that registered a minimum of five residential transactions. Due to several price ties, 122 zips made it onto our list of the 100 most expensive zip codes in 2026.
Year-over-year comparisons were based on median sale prices determined for our 2025 top 100 most expensive zip codes report, which took into account condo, co-op, and single- and two-family home sales recorded between January 1, 2025, and September 30, 2025.
Median sale prices for both 2025 and 2026 were rounded to the nearest $1,000.
The Bay Area was defined as Alameda, Contra Costa, Marin, Napa, Santa Clara, San Francisco, San Mateo, Sonoma and Solano counties; the Los Angeles metropolitan area was defined as Los Angeles County and Orange County. The 23-county New York metropolitan area was defined as New York City; Long Island; the Mid- and Lower Hudson valleys; central and northern New Jersey; western Connecticut; and Pike County, Penn.
In an effort to further contextualize and localize data, the methodology for assigning zip codes to locations now takes into account civic organization along with the previously exclusive USPS zip code designations.
FAQs
1. Which zip code was the most expensive in the U.S. in 2026?
Zip 94027 in Atherton, Calif., was the most expensive in the U.S. in 2026 with a median sale price of $10.73 million, up 29% Y-o-Y, reclaiming the spot from last year’s leader, zip 33109 on Florida’s Fisher Island.
2. Which regions dominated the list of top 100 most expensive zip codes?
California remained the dominant region for pricey real estate, contributing 57% of the top 100 expensive zip codes. It was its lowest share in 11 years, pulled down by the Bay Area’s shrinking presence. In contrast, the New York City metro region supplied 25% of the priciest 100 U.S. zip codes — a record-high share — driven by gains in the Hamptons, New Jersey and Connecticut.
3. How did New York perform in the ranking of the most expensive zip codes?
New York state had one of its best post-pandemic years with 20 zip codes in the top 100, half from Suffolk County, zip 11962 in Sagaponack, N.Y., which landed #2 nationwide with a $7.35 million median sale price. Westchester County also placed a record three zips, equaling New York City’s contributions.
